Permanent Affordability
Habitat for Humanity of Island County builds homes that are permanently affordable, in perpetuity. This is possible because every parcel of land we acquire is placed into the Habitat Land Trust.
This allows homebuyers to purchase only the home built on the lot while the land itself remains in the land trust. Habitat homeowners enter into a long-term, affordable lease for the land their home sits on, helping to keep their total mortgage and monthly payments less than thirty percent of their gross income.
If the homeowner decides to sell their home, Habitat for Humanity of Island County purchases the home back. using a calculation that is predetermined and consistent across all HFHIC properties. The seller receives earned equity based on lenghth of time in the home.
Habitat recycles and completely refurbishes the home to like-new condition alongside the next partner-family who will purchase the home.
